Once you make a decision to rent an apartment or a house from us, we will send you a Rental Application Package and detailed instructions on how to complete it. Rental Application Package consists of a Rental Application, Lease Agreement, Pet Addendum, and Rules and Regulations. In addition, you will also be required to submit a credit check and pay a Security Deposit (refundable if your application is not approved). Once you complete these items, we will evaluate your application and make a decision on your application.
Our properties are in high demand, and we often have numerous people interested in a particular property. Therefore, we offer our properties for rent on first come first serve basis. Once you make a decision to move forward with the application process, we will send you the Rental Application Package, and you will have 24-hours to complete it after paying the Security Deposit. If after 24 hours you are not able to complete the application process, we will refund your Security Deposit, and we will offer the property to the next interested party.
Once you complete the application process, we usually make a decision within 24-hours.
We look at multiple factors when approving a rental application, including income, credit score and credit worthiness, assets, and references. We require good credit and documented income. In addition, we require gross income be at least 3 times the rental rate. We will also check your references, including current and/or former landlords, and employers. Last, but not least, we provide an equal housing opportunity, compliant with federal, state, and local laws.
Our Rental Application Package is personalized to each tenant, and contains multiple documents, disclosures, and instructions. When you make a decision to go through the application process, we will create the Rental Application Package and email it to you.
